This letter is commonly used for mortgage loans and other types of consumer loans, such as credit card or auto loans.

Short Sale:  ​If you’re considering a short sale, you must first talk to your lender about your situation. A short sale is not an option if the lender doesn’t approve it. As long as you can show that you have a financial hardship and the short sale will bring more money than a foreclosure, your lender may agree to it. This gets more complicated if you have a second mortgage or a line of credit on the property because each lender must agree to the terms of the short sale.

After you get approval from the lender, you have to order a report that details the number of liens on the property. Then you or your real estate agent will determine a fair market sale price and list it for sale. The rest of the sale process looks like a standard real estate transaction. You’ll choose the best offer you receive and show up at the closing table to sign the necessary documents to complete the sale.
